One of the top causes of delays on a construction project is unexpected design conflicts. We have all had the experience of the HVAC contractor realizing they don't have enough space above the ceiling to install their duct work, as they are installing their work. This causes for an altered design on the fly, which causes construction delays of days (or even weeks), which are not allotted for in the schedule.

MEPFP & Architectural

At BIMTECH, we incorporate the MEPFP designs to identify in field conflicts before boots ever hit the ground. Common practice is to model the MEPFP work to avoid conflicts. We take it another step by adding the architectural element into this critical coordination process. This helps identify systems conflicts ahead of time, so adjustments can be made in the design/ fabrication process, and avoid these unnecessary delays during the installation process.

BIM and VDC Processes

According to research done by FMI, “35% of construction professionals’ time is spent (over 14 hours per week) on non-productive activities including looking for project information, conflict resolution and dealing with mistakes and rework.”1 To make matters worse, “60% of general contractors see problems with coordination and communication between project team members and issues with the quality of contract documents as the key contributors to decreased labor productivity.”2

As a contractor with years of experience we understand these problems first hand through our own experiences. In an effort to address these matters we have created internal BIM and VDC processes that solve these problems for our customers.

First, upon contract award we send a checklist of information to the GC, topics that should be addressed prior to construction to create a smoother project. This lists has been created through years of experience, its not a cookie cutter template. It’s the result and culmination of learning from past projects. Second, over the course of modeling the project we make notes regarding items that either are or could be potential issues, like below:

This is something that would be submitted ahead of construction to the design team and GC. Third, we are able to work with other trade contractors and participate in coordination meetings as required by a general contractor.

In doing so a smoother project delivery is the outcome with fewer mid-construction RFIs, fewer change orders, less waste, and overall less headaches. At the end of the day, we all want smoother projects and lower stress; so when we leave work, we can leave work and not worry about this issue or that issue.
